Before You Replace That Roof

Before you authorize a roof replacement on a multifamily property, it's worth getting a second opinion.
We've been called in after quotes from other contractors more times than I can count. Sometimes the assessment is correct — the roof is at the end of its life and replacement is the right call. But not always.
Recently we were brought in on a property where the existing contractor had quoted a full replacement on a building with a 12-year-old roof. When we got up there and into the attic, the roof had meaningful life remaining. The issues were repairable. The owner saved a significant amount of money by asking the question before writing the check.
The reverse is also true. We've seen properties where deferred maintenance had pushed a repairable situation past the point of repair. At that stage, replacement is the only option — and it costs more than it would have a few years earlier.
An honest assessment tells you which situation you're in. That's what we try to provide — whether the answer is favorable or not.
